Calculation tied to Start/End date

Here is the scenario, I have a 3 year lease that starts in April of 2005. Each year the rent increases by 3%. I want to have a From/To date field that shows the rent the first year, the second year and the third year. This is easy.

 

The difficult thing for me is to be able to take this information and run a calculation of 2006/2007 showing the rates for the calendar year - not the rental year. For example, in 2006, 3 months will be at the base rent, and then 9 months at the increased rent.

 

This is a generic example - so I need to be able to apply the same logic regardless of the start/end dates of the lease and the rate increase.

Will this be a sort of contract overview record? Or do you want to use it in some kind of line items (monthly payments e.g.) file?

This is for a lease management database.

 

I have a monthly break down for Yr 1,Yr 2 etc. for over 50 leases. Now I want to generate a master report that will show financial obligations for all properties for five calendar years and beyond.

Yes, we would want to show the monthly rent, mgmt fees, pkgs fees, etc. = monthly obligation.

 

This mntly total would apply for the first 12 mths of the lease.

 

Then, would increase for the second year and so on.

here's a sample, hope it helps.

 

it generates line items from a contracts file. increase every 12 months. calculates rent due for parts of first and last months.
